Cenk YavuzVerified··Last updated:

Vienna student housing prices 2026: from €301 at the cheapest entry-level room, median around €400-500, premium studios up to €904. We currently track 42 dorms from 5 main providers (ÖJAB, STUWO, WIHAST, home4students, Akademikerhilfe) with live pricing data straight from each provider's site. In this guide you'll find the complete 2026 price list by provider, a budget matrix from cheap to premium, and the hidden costs that often get overlooked.

Step by Step: Finding the Cheapest Dorm

  1. Set a budget: A realistic range is €350-500 rent plus €100-150 utilities and lifestyle.
  2. Pick a provider: WIHAST from €320, ÖJAB from €301, STUWO from €430. home4students and Akademikerhilfe require direct price inquiries.
  3. Check the location: 22nd-23rd districts are cheaper; 1st-9th districts are central but pricier.
  4. Submit your application: 3-6 months before the semester starts (March for the winter semester).
  5. Sign the rental contract: After acceptance, pay the deposit and pick up your keys.
  6. Register your address (Meldezettel): Within 3 days of moving in (see my Meldezettel guide).

What does a student dorm in Vienna cost?

The 2026 median sits around €400-500 per month. The full range spans €301 (cheapest entry) to €904 (premium studio). These figures come from our own tracking of 42 active Vienna dorms — see the complete dorm directory.

Three main factors determine where you land in this range:

  • Room type: A single room in a shared flat is cheaper than a single bed in a double, which is cheaper than a studio or apartment
  • Location: Outer districts (20th-23rd) run up to 30% below inner-city prices (1st-9th)
  • Amenities: Furnishing, internet, cleaning service and air conditioning can each add €50-150 to the monthly rent

home4students: 9 dorms, prices on request

9 tracked locations across central districts (2nd, 4th, 8th, 9th, 10th, 15th, 19th). home4students works on a "request a quote" basis rather than publishing a standard price list, so you need to contact them directly or apply through their portal.

Akademikerhilfe: separate inquiry

Akademikerhilfe dorms aren't automatically included in our live price tracker because their terms of use restrict data storage without written permission. Check current prices directly on akademikerhilfe.at — the typical range sits roughly comparable to ÖJAB's mid-tier (€400-600).

What influences the price?

Room type

  • Single room in a shared flat/dorm: €320-450 (cheapest option, most popular choice)
  • Single bed in a double room: €280-380 (rare, often only freed up after the semester starts)
  • Studio/apartment: €500-900 (private bathroom + kitchen, highest comfort)

Location (district comparison)

Central districts cost more, outer ones cost less:

  • 1st-9th districts (inner city + university area): €460-870, mainly STUWO and ÖJAB premium
  • 10th-19th districts (middle ring): €320-700, a balanced mix
  • 20th-23rd districts (outskirts): €347-725, outer ÖJAB houses plus STUWO Aspern and Dückegasse

Amenities

Each extra feature: typical premium €30-80 per month

  • Air conditioning (common at STUWO)
  • Furnishing (standard at most dorms)
  • Internet included
  • Cleaning service
  • Common kitchens and lounge areas
  • Fitness facilities (at some ÖJAB houses)

Hidden costs (beyond rent)

Realistic monthly total = base rent plus €50-150 hidden line items:

  • Deposit: 1-3 months' rent (€350-1,500), fully refundable on move-out if there's no damage
  • Application fee: €30-50 one-off
  • Electricity: included at some dorms, billed separately at others (€20-50 per month)
  • Internet: included at most; otherwise €15-25 per month
  • End-of-tenancy cleaning fee: €30-150 on move-out
  • Bedding and starter pack: €100-200 one-off (duvets, dishes, lamps)
  • GIS broadcast fee: €26.73 per month. Important note: students can apply for an exemption during their studies — see gis.at

My pick: STUWO Dückegasse

When I came to Vienna in early 2024 for a 6-month stay, I picked STUWO Dückegasse in the 22nd district (€598-689 per month). The location turned out to be ideal — tram 25 stops right at the door, U1 Kagran is walking distance, and the Danube promenade sits around the corner. In summer the air conditioning was a lifesaver.

What stood out for me: at key handover, STUWO gave me a Meldezettel form already signed by the Unterkunftgeber, which saved me a lot of paperwork on my first day. More on that in my Meldezettel guide.

Frequently Asked Questions

What's the minimum cost for a Vienna student dorm?

Currently from €301 at ÖJAB-Haus Peter Jordan (19th district) or €320 fixed at WIHAST Studentinnenheim Hainburgerstraße (3rd district). These prices apply to single spots in shared flats.

Which provider is cheapest in 2026?

WIHAST has the lowest fixed prices (from €320), but ÖJAB offers the absolute cheapest entry point (€301) and the largest selection with 13 dorms. STUWO is premium-oriented (from €430) and doesn't have a directly comparable budget option.

How much is the deposit?

1 to 3 months' rent, depending on the provider. For a €400 room that's typically €400-1,200. The deposit is fully refunded on move-out if there's no damage, usually within 4-8 weeks.

Are internet and electricity included?

Internet: included at most providers (all STUWO houses, most ÖJAB). Electricity: mixed — STUWO often includes it, ÖJAB charges a flat fee at some houses, WIHAST bills separately at others. Always ask explicitly before signing.

Can I terminate the contract early?

The standard contract runs for an academic year (10 months, October to July) or a semester (5-6 months). Early termination is possible but costs 2-3 months' rent as a contract penalty. ÖJAB is the most flexible here; STUWO is stricter.

When should I apply for the best prices?

3-6 months before the semester starts. For the winter semester 2026/27, that means March to May 2026. Early applicants get the cheaper single rooms; latecomers get pushed into more expensive doubles or studios.

How much should I budget for setup essentials?

€200-400 one-off: bedding (€50-100), dishes (€50), lamps and small electronics (€50-100), cleaning supplies (€30). Furniture is included at every student dorm — you don't need to bring any.

Are there scholarships or financial aid options?

ÖJAB runs its own hardship fund for sudden financial difficulties (e.g. parental income loss). Studienbeihilfe: through an OeAD application, both third-country nationals and EU citizens can apply for Austrian student aid (roughly €4,000-6,000 per year), which covers housing among other things.
